How to Prepare a Home for a Showing F.A.S.S.T.
If you have a last-minute showing, hopefully the property you're representing is fairly clean and staged so it - and you - are ready at a moment's notice. However, if the home has become a bit disheveled between showings and you want to elevate the experience you're offering buyers, think F.A.S.S.T., an acronym representing five things you can do to make a property appeal to a buyer's five senses. These actions won't take you more than ten minutes - perfect when time is of the essence.
1. Food & drink (sense: taste). It's not an open house so you don't need to go all out, but offering coffee, bottled water and a snack like cookies, popcorn or fresh fruit is a nice touch.
2. Air (sense: touch). Set the thermostat between 70 and 72 degrees.
3. Surfaces (sense: vision). Sweep or shovel the front stoop and/or walkway and wipe down countertops, appliances and floors.
4. Scent (sense: smell). Put out fresh flowers and/or place two capfuls of vanilla extract in a coffee cup and place it in the oven at 300 degrees to help the home smell heavenly.
5. Tunes (sense: hearing). Play calming jazz or classical background music (or a different genre of music if you know the buyer likes it).
